Now that does not look good at all! I had same problem one year ago and I replaced my hot water heater with a Rinnai gas unit, hot water on demand. Takes a tad longer to get the hot water but you never run out. MAJOR decrease in eletric bill.

Thank God this is not on the 2nd floor. I've got solor saved me $50.00 a month in electric bills.

Well...I like to be positive...an ate up hot water heater is better than finding out that a Sasquatch broke into your house and "marked his territory" up against the water heater in your basement...can you imagine what the bill would be for "pest control" to come out and rid you of those varmits???...I'd say you are getting off REAL lucky!!!

ps I count my blessings every day. Just the fact I have a computer and internet access is a blessing that 1/2 the population of the world doesn't have. PLUS I have a GATOR ....life is good ! Thank God !
